I was licensed in 1983, right out of university. As I grew up in Scarborough, I decided to work there at the old A.E. LePage office at 3630 Lawrence Ave.
I took some time off to have 2 children and then started again at Royal LePage Partners at the old location of 200 Sheppard Ave. E, close to Yonge (which later moved to 169 Willowdale Ave.). I was there for 16 years.
In August of 2018 I decided to move to Royal LePage Signature at Shops of Don Mills located by Lawrence Ave. because I became so impressed with the assistance and support that the brokers give their agents. This is important because it helps me to improve my services to clients which translates into more homes sold for more money.

Why do I love what I do?
I like to help people find the place that fits their dreams and their budget. There is no better way to build wealth than to own the place that you live in. After all, it costs to live anywhere, whether you own or rent, why not invest in your own future? And yet, if you buy the wrong place then you will not be happy; you will want to move and that can lead to investment losses. My satisfaction comes in helping clients walk through the pros and cons of where and what to buy and negotiating a good price for the home that they have fallen in love with. Selling a family home that no longer fits a family's needs for the most money possible while allowing the family to still enjoy their home is also crucial. It’s a great feeling to know you’ve helped someone achieve their dream.
How is the Market?
Except for short downturns, prices go up over time. Since 1980, if you average the ups and downs, then you will find that real estate has an average growth of 6% per year. Over time, house equity gains outperform mutual funds, stocks and bonds. Timing the market can hugely improve that growth.
However, timing the market can be problematic and stressful. Successful investors will tell you to aim for somewhere before and after the peak of the market as it is impossible to know exactly when prices have crested. The safest thing to do is to buy and sell in the same market (within the same season) so that demand does not change. Who doesn’t want to make money on their investment? And no one wants to lose. I like to educate clients about the market in different neighborhoods so that each person can make the best decision for their family. In addition, keep in mind; it’s not just about the price. There is value in YOUR closing date, YOUR conditions, and YOUR life choices. It is impossible to tell why a seller got the price he did unless a real estate agent who knows the house and the conditions is able to share that information with you. That's how a good agent can make a difference in your sale or purchase. Another way I have been successful in selling my listings for higher prices is through the consistent use of a pre-sale home inspection (disclosing any defects thus including them in the asking price). Conversely, when I act for a buyer, I use the lack of a pre-sale home inspection to negotiate the sale price down through the findings of my home inspector. It’s a win/win strategy!
